Service Requirements for New Construction

As part of the planning and permitting process for new residential or commercial construction within the Little Thompson Water District, you must obtain a commitment letter from us for water service and submit it with your construction plan to the appropriate town or county planning authority.

You must apply to the District in writing for a commitment letter. The District Engineer reviews and approves any plans for service. Please call our office if you need more information.

Requirements for the builder or developer include obtaining and transferring sufficient shares of Colorado-Big Thompson Project water rights; paying appropriate tap fees; and making any required infrastructure improvements.

Our Service Area

Our 300-square-mile service area is generally bounded by the City of Loveland on the north, Longs Peak Water District on the south, the city of Greeley, the South Platte River and the St. Vrain River on the east, and the foothills on the west. It expanded to include the former Arkins Water Association in 1999 and the Town of Mead in 2002.

We read water meters monthly and bill in three cycles (see our Rates & Fees page).

All water used by the Little Thompson Water District is Colorado-Big Thompson (C-BT) water delivered to Carter Lake. The Northern Colorado Water Conservancy District manages the C-BT project for the U.S. Bureau of Reclamation. It's the largest transmountain water diversion project in Colorado, delivering more than 220,000 acre feet of water to northeastern Colorado every year for agricultural, municipal and industrial use.
